Zoning involves regulations established by a municipality like Columbus or other governmental branch like Franklin County that will restrict the use of the property.
For example, if part of a city is zoned “residential”, then you can only use the land for residential. The local government would not allow you to put an office building, gas station or factory in that neighborhood because it’s the highest level of zoning.
A lower level of zoning may be “commercial” in which case you can build an office building, but you might also be allowed to build a residence if you prefer because it’s a higher level.
