Sometimes the dispute involves the construction of a home, a building or an office. It might involve a water intrusion either to the basement or other parts of the building.
We also have handled a significant number of construction disputes where there is a payment dispute between subcontractors and a contractor, or a contractor and an owner. These types of disputes happen because a subcontractor or a contractor failed to do all of the work they were required to do under the contract, or it can be that the owner failed to pay them.
There are also disputes as to whether the contractor and subcontractor have done the work required to the standard expected of their profession. There are a number of topics regarding why somebody hasn’t been paid.
Often, the parties who might be involved in these disputes include the owner, general contractor or subcontractors.
Q: Is the owner sometimes the developer if it is a big project?
Sometimes it is a developer if they haven’t yet sold units or they are looking to sell after it has been built, but usually it’s the person on the title of the property. In other words, the owner is defined as the person who owns the property upon which the work is being performed.
